Project Overview
The Product:
Develop a Construction Management (CM) RFP response for high-end tenant improvements in Los Angeles, CA. Submitted jointly by Structure Tone and BCCI Construction, the proposal presented a unified national platform paired with deep Century City market expertise, detailing site logistics, team structure, tech integration best practices, and relevant portfolio experience.
The Problem:
High-rise tenant buildouts in Century City present severe logistical hurdles, including strict life safety codes, complex LAFD tie-ins, restricted freight elevator access, and tight off-hours noise limits. The client needed absolute confidence that construction could proceed across multiple non-contiguous floors without disrupting neighboring tenants or delaying long-lead procurement.
The Goal:
Produce a highly competitive CM proposal that proved Structure Tone could manage complex high-rise logistics while offering regional stability and bonding capacity. The response needed to visually simplify multi-floor stacking, detail site access plans, and highlight proven experience with major corporate accounts like PwC across multiple national locations.

Execution:
The final RFP document turned technical construction data into an executive-level narrative. Exterior aerial maps were converted into clear site logistics diagrams detailing loading dock access, freight routes, and assembly areas. Internal project org charts and multi-floor stacking diagrams were designed for fast scannability, pairing team headshots directly with target floor responsibilities alongside national performance metrics like $20B in annual volume and an EMR of 0.53.
Responsibilities:
Translate complex pre-construction, technology integration, permitting, and procurement best practices into concise proposal copy.
Design vector site logistics overlays, floor-by-floor team diagrams, and structured case study spreads.
Collaborate with project executives, lead superintendents, and pre-construction directors to ensure technical accuracy across scheduling and budgeting details.
Maintain brand compliance for both Structure Tone and BCCI Construction within a cohesive document framework.
Format past project experience highlights to showcase multi-city capability and consistent delivery standards.
